The Inspection Process
While it is not mandatory, it is highly recommended. We encourage you to attend at least the final 30–60 minutes of the inspection. This allows me to walk you through the home, point out major findings, and explain how the systems work. Reading a report is helpful, but seeing the issues in person provides much better context.
For a standard single-family home, an inspection typically takes 2 to 3.5 hours. Older homes, larger properties, or inspections with add-on services (like Sewer Scope or Oil Sweeps) may take longer. I take my time to ensure every accessible area is reviewed with engineering precision.

Reports & Findings
You will receive your comprehensive digital report within 24 hours of the inspection (often the same evening). The report is viewable on mobile or desktop and includes high-resolution photos, videos, and clear descriptions of all findings.
Don't panic. Every home has defects. If major issues are found, it doesn't necessarily mean you shouldn't buy the house. It simply means you now know what costs to anticipate. You can use the report to negotiate repairs or a price adjustment with the seller.
As a home inspector, I am a neutral third party. The InterNACHI Code of Ethics prevents me from performing repairs on a home I have inspected or offering specific bids, as this would be a conflict of interest. However, I can explain the severity of the issue to help you talk to contractors.
